What We Do
Center Park Group develops and builds high-quality detached and attached housing communities of every scale, with a primary focus on the multifamily and fast growing Build-To-Rent (BTR) market.
Combining the strengths of commercial and residential construction expertise, we deliver projects defined by strong leadership, disciplined execution, exceptional quality, and on-time performance. We are committed to navigating the complexities of the evolving asset class while creating lasting value for our partners.
Through sustainable construction practices and a tailored approach to each partnership, we provide innovative product offerings and service capabilities designed to exceed industry standards and support long-term success.
Our History
Center Park Group began in Charleston in December 2017 as Center Park Homes, building detached and attached for-sale homes. Ten months later, we took on our first build-to-rent partnership with American Homes 4 Rent, and quickly recognized that institutional owners needed more than a traditional production homebuilder.
So we built something different.
Center Park Group was formed in 2018 to focus exclusively on third-party vertical construction for developers and institutional owners. Partnerships with RangeWater Development, Brookfield, and Canvas Residential followed in 2019/2020, and over the next three years, the platform expanded across North Carolina, Georgia, and Florida.
Today, Center Park Group is a third-party general contractor serving many of the Southeast’s most active BTR and multifamily developers across Atlanta, Charlotte, Raleigh, Wilmington, Greenville, Asheville, Myrtle Beach, Charleston, and Tampa.
We combine the speed, purchasing power, and repeatability of production homebuilding with the controls, transparency, and execution discipline institutional capital demands.

Design
Most builders start when the drawings are done. We start before they exist.

Value Engineering
We engineer cost out of the plan, not value out of the home. Every decision is evaluated against constructability, durability, marketability, and long-term operating performance, so savings contribute to the life of the asset, not just the initial construction budget.

Proven Plan Library
Our plan library is built around products that have already been constructed, priced, and permitted across Southeast markets. Starting with proven product can shorten the path from concept to permit, establish a reliable cost basis earlier, and eliminate the need to solve the same design and constructability issues one community at a time.

In-House Design
Our in-house architectural team develops floor plans, elevations, and permit-ready construction documents with construction, cost, and execution in mind from day one. That means fewer handoffs, faster decisions, and details informed by how homes are actually built in the field.
Bid
Anyone can give you a number. We show you what’s behind it.

Estimating & Procurement
Our “resi-mercial” approach combines the purchasing power and trade relationships of a volume homebuilder with the estimating discipline and controls of a commercial GC. We bid to the market, leverage established regional relationships, and track buyout line by line—giving our clients visibility into what’s driving the budget and where opportunities exist.

Project Accounting
From construction draws to final closeout, our accounting team provides clear, consistent reporting against the project budget and defined milestones. We prepare lender draw packages, manage vendor documentation and communication, and keep ownership, capital partners, and our project teams working from the same numbers.
Build
Quality construction. Predictable delivery. Execution you can underwrite.

Preconstruction
Before mobilization, we finalize design, work through permitting, develop the construction sequence, coordinate trades, and plan the resources required to execute. The goal is simple: identify problems before they reach the field, reduce avoidable change orders, and start construction with a plan the entire team can execute.

Construction Management
Dedicated on-site leadership manages subcontractors, quality, safety, schedule, and budget from groundbreaking through final delivery. We sequence construction around phased turnover, allowing completed homes to begin leasing while work continues elsewhere in the community—helping ownership move from construction to revenue sooner.
